Our Specialism

At MMOC Special Projects Limited, our core expertise lies in transforming underutilised and obsolete assets into modern, sustainable, and economically resilient developments. We specialise in the adaptive reuse of existing buildings — converting legacy industrial and commercial sites into vibrant, high-performing spaces that meet contemporary needs and align with future environmental and regulatory standards.

Our capabilities span the entire redevelopment lifecycle: from decommissioning and remediation, to comprehensive envelope works, planning, and the design of complex building services for multi-occupational use. This holistic approach allows us to realise value from complex sites while mitigating risk and delivering high-quality outcomes.

With nearly three decades of experience, we have delivered projects for a diverse portfolio of clients, including Pendragon PLC, Medical Solutions PLC, The Children's Society, Metropolitan Housing, and The Alzheimer's Society, among many others. Our developments range from 2,500 square metres to 8,500 square metres, across sites of 0.5 acres to 8 acres, reflecting our proven ability to deliver projects at varying scales and complexities.

Drawing on extensive project experience — and informed by the lessons of the 2008 economic downturn — we pioneered the design and manufacture of factory-built homes constructed to Code 4 sustainability standards. These volumetric housing solutions are both economically viable and mortgageable, offering a scalable and innovative response to the UK's housing and sustainability challenges.

Our innovation has been recognised nationally through exhibitions at Grand Designs London, Grand Designs Birmingham and EcoBuild London. Our prototype homes have been showcased to 36 local authorities, and we continue to collaborate closely with Greenwich Borough Council, London Borough of Bexley, Bracknell Borough Council, and 10 Downing Street to advance the deployment of factory-built housing solutions at scale.
